Ground-floor bedroom, accessible from the living room, with a double bed (140x200cm), two bedside tables with reading lights, and a wardrobe. Bed linen is provided and included in the price. First-floor bedroom, accessible from the gallery, featuring a wall-mounted desk and a stool, a double bed (180 x 200 cm), two bedside tables with lamps, a wardrobe and clothes rails. Bed linen is provided and included in the price.

Living room:
An open-plan living space spanning two storeys with a staircase leading to the gallery, designed in an attractive mountain style with slate floors. A light-filled room thanks to the conservatory with panoramic views, a soapstone wood-burning stove, a breakfast and games table with two chairs, and an open-plan kitchen-dining area with a cherry wood table and four chairs. Corner leather sofa suite with a slate coffee table, flat-screen TV with surround sound system and DVD player. Access to the garden seating area.

Kitchen:
The open-plan and well-equipped kitchen features, amongst other things, a dishwasher, oven, fondue and raclette set, and a fully automatic coffee machine. Kitchen linen is provided and included in the price.

Bathroom:
Bath/shower, WC, washbasin, shelves for toiletries; terry towels provided and included in the price.

Other rooms:
Cloakroom with bench, hat rack, cupboard, shelving and mirror; covered entrance area.

This 3.5-room holiday home with a gallery enjoys a stunning panoramic setting in the hamlet of Valata on the Obersaxen high plateau, right next to the Piz Mundaun chairlift, which provides access to the entire Obersaxen and Val Lumnezia skiing and hiking area. From the house, with its conservatory and spacious garden seating area, you can enjoy a unique view of the Surselva mountain landscape.

In summer, the seating area can be shaded and you can prepare culinary delights on the granite barbecue. From the garage, which is accessible all year round, a flight of stairs leads to the basement rooms – featuring ski storage and a washing machine – as well as the living areas. There is an additional parking space available next to the garage. Public transport, including a free ski bus from Ilanz, a GP’s surgery, a restaurant, a practice lift, a ski and snowboard school and a cross-country ski trail are all in the immediate vicinity.

A leisure park with a swimming lake, large indoor and outdoor playgrounds, a barbecue area, beach volleyball, tennis and a football pitch is located in the neighbouring hamlet of Misanenga. A forest lake with a barbecue area, an Icelandic pony farm and a riding arena are nearby. A unique family experience awaits you in this mountain setting.
