General
The apartment was completely gutted and high-quality newly renovated in 2023, just like all other residential units. In addition to the 85 sqm of living space, it features a balcony with a dining table and chairs, as well as a terrace with a sofa and armchairs, where you can relax during the day, choosing between sun or shade.

Design
The renovation focused on visually warm natural wood flooring and wooden fittings. Underfloor heating and the soapstone stove in the large living and dining area ensure a cozy atmosphere, especially in winter.

Bedrooms
Two of the three bedrooms are equipped with 160x200 double beds and open onto the south-facing balcony. One of these rooms has direct access to the balcony. The third bedroom features a bunk bed for 2 children and a cozy couch for relaxing.

Bathrooms
There is a full bathroom with a toilet and bathtub, as well as a shower room with a toilet and modern shower facilities. Both bathrooms are equipped with cosmetic mirrors.

Kitchen
The high-quality, open-plan kitchen is a real highlight, equipped with many additional appliances such as a fondue set, raclette grill, and coffee machines (filter and espresso capsule). From the kitchen, you can access the terrace. Both the balcony and terrace offer a beautiful panoramic view of the mountains of the Upper Surselva. Additional appliances include an egg cooker and a freezer.

Living Room
The second access to the balcony is via the living room, which is equipped with a TV corner and a dining area for 6 people. A Tripp Trapp high chair is available for smaller children. Bedding and towels are provided. The beds will be made up based on the room allocation information received.

The 4.5-room holiday apartment (85m²) is located in a detached apartment building with a total of 5 units, one of which is permanently occupied. The house is situated in the Salins district, in a beautiful and practical location. In close proximity, you will find essential infrastructure such as a sports shop, supermarket, beginner ski slope, the Luftseilbahn cable car to the Cuolm Da Vi mountain station, Sedrun train station, the Bogn Sedrun swimming pool & spa, a museum, and restaurants. The basement houses a ski storage area for winter use, as well as a washing machine and dryer for the building's residents. A parking space is available directly at the house. The apartment is on the 1st floor and is accessed via an external staircase. The three bedrooms accommodate a maximum of 4 adults with two double beds and 2 children with a bunk bed. Pay TV options such as Disney Plus and DYN (sports channel) are available. Careful treatment of the rooms and furnishings is of great importance, as this is the owners' personal holiday home, lovingly furnished with everything they have chosen themselves.

Smoking is not permitted anywhere in the house, nor are parties or pets allowed.
