Bedrooms: High-quality bed linen and finest down duvets are provided in all bedrooms and are charged separately. 4 enclosed bedrooms (2x parents, 2x children), 1 sofa bed for 2 people in the living room, and 2 additional mattresses on a gallery. The large parent bedroom is equipped with a double bed (160 x 200 cm) and storage space in a wardrobe and dresser. A small desk with an office chair makes working from home possible. The two children's bedrooms each have a bunk bed with two beds (90 x 200 cm), and each bedroom offers plenty of storage space in cabinets/drawers. There is also space to play on the cozy carpet. Toys, books, and board games are available. In a "cave" under the roof slope above the living room (max. ceiling height approx. 160 cm), there are two mattresses suitable for sleeping for older children. The cave is accessible via a steep, unsecured ladder. The landlady accepts no liability for accidents related to the ladder/cave. Under the roof, there is a cozy parent bedroom with a double bed (160 x 200 cm) and plenty of storage space in wall cabinets. The sofa bed in the living room (160 x 200 cm) can comfortably accommodate up to 2 people. Note: There is no blackout option in the attic living room.

Living room: The apartment features two very bright and open living areas. On the ground floor, there is a large panoramic window seat with a view of the garden with bird feeders and the Brigels horns. On the upper floor, the living room opens onto a beautiful south-facing balcony with a magnificent view over the garden, the village, all the way to Obersaxen, and the mountains of the Surselva region. The ground floor living room has a huge seating area in the window with a view of the garden with bird feeders and the Brigels horns, a comfortable sofa, a luxurious recliner with a footstool, and a Samsung screen (27'') with all common apps (no TV). In front of the balcony door, there is a large desk suitable for working from home or crafting. In the corner near the kitchen, there is a comfortable corner bench with a dining table for 8-10 people. Some toys, books, and board games are available. On the covered balcony with evening sun, there is another dining table for 8-10 people, as well as a Weber gas grill. As a "special feature," romantic starry sky lighting can be turned on on the balcony. In the entrance area, there is a cloakroom with wall hooks, a clothes rack, and a shoe cabinet. A shoe and glove dryer installed in the cloakroom area ensures dry clothes and shoes. In the upper floor living area, there is a cozy dining corner with a bench for 6-8 people. Toys, books, and board games are available. The living room leads to the large covered south balcony with two comfortable rocking chairs and a large dining table with a fold-down bench on the wall. Romantic starry sky lighting can also be turned on on this balcony. In the entrance area at the bottom of the stairs, there is a small cloakroom with wall hooks and shoe flaps. A shoe and glove dryer is installed in the parent bedroom.

Note: The stairs from the upper floor living room lead down to the apartment entrance. Upon request, the stairwell can be blocked with a child safety gate.

Kitchen: The apartment features 2 fully equipped kitchens, one on the ground floor and one on the upper floor. The ground floor kitchen is fully modernly equipped with an induction hob (4 burners), a dishwasher, a combined oven/steamer, a refrigerator, and a Nespresso coffee machine (capsules not provided), as well as a milk frother. The kitchen has a small Bosch food processor (up to max. 750g flour) and various baking utensils. Romantic starry sky lighting can be turned on above the kitchen island. Kitchen towels are provided and included in the price. The upper floor kitchen is fully modernly equipped with an induction hob (4 burners), a small dishwasher, an oven, a refrigerator, and a Nespresso coffee machine (capsules not provided). A fondue set (for up to 6 people) invites cozy get-togethers. Kitchen towels are provided and included in the price.

Bathrooms: The apartment has 3 bathrooms, two on the ground floor (one with a shower, one with a bathtub) and one on the upper floor (shower). The two small ground floor bathrooms each have either a bathtub or a shower, a toilet, and a washbasin with under-cabinet storage. A hairdryer is provided. There is ample storage space for personal items and enough towel racks for up to 6 bath towels. The pleasant underfloor heating ensures cozy warmth in the bathroom. Bath towels are provided and included in the price. The upper floor bathroom has a spacious shower, a toilet, and a washbasin with under-cabinet storage. A hairdryer is provided. Two apartments connected by a connecting door with 10 beds and two additional mattresses, accommodating up to 12 people. 3 bathrooms, 2 kitchens, 2 large living rooms with panoramic windows, 2 balconies, a total of 6.5 rooms and approx. 143m². The apartments are on two floors and connected by an internal staircase (which can be locked). Both apartments also have their own/separate entrance from the staircase. Both apartments were newly built and furnished in 2024. From the large, south-facing balcony overlooking the garden, there is a wonderful view over the village and all the way to Obersaxen on the other side of the valley. Non-smoking property.
